    There’s a lot of chat about house prices, apparently they have soared by record levels this month. According to Rightmove the average asking price in England and Wales is now £243.861 compared to £229,429 in January 2013.

    It seems that the Government’s ‘Help to Buy’ scheme has helped to fuel demand.

    So if you’re planning on moving, or even if you’re happy where you are for a bit, now is definitely the right time to be thinking about updating your home. Whether or not a property bubble is on the horizon, things are definitely looking up. So any investment you make in your property is bound to pay off.

    We are seeing a big demand for trades in particular, reliable kitchen and bathroom fitters and carpenters plus, most of builders are already looking at an 8 week lead time.

    I recently underwent a big renovation and as I’m sitting in my new kitchen I remember the things worth considering ahead of making any plans:

    Budget

    Start with a reasonably up-to-date valuation of your property and what value you will achieve once the renovation project is complete. This will give you a good idea of what your budget should be.

    Priorities

    We all have areas of our houses that need work, but what are the real priorities for you. Think about what might add value for a sell, if you’re not planning on going anywhere, which renovation is going to add most benefit for the household.

    Get the professionals in

    I get called in to so many botched jobs it makes me cringe. To see the time and money that people have spent only to spend more to get it right. Getting a properly vetted professional in from the start is so worth it. In some cases you might need a good architect to help with the plans, a decent builder who specialises in extensions

    Get inspiration

    You might have a clear idea of what you want but talking to friends and family and also looking at other people’s idea really helps, particularly with the smaller, finer details.

    Whatever you decide to do, good luck and my top tip, enjoy it, even if it has its moments, they will be worth it in the long run!
